Position Summary: Responsible for the operational and financial aspects of a property and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. Come join our team at Acacia on Santa Rosa CreekGeneral Administration:Responsible for the overall operations of the assigned community (office, maintenance, resident, and vendor relations).Ensure a professional appearance and manner for oneself and all personnel at all times.Must be available to work days, nights, evenings, weekends, and on:call as necessary.Must be available during the business hours of the assigned community.Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.Perform physical inspections of the property and verify condition of vacant apartments.Coordinate with maintenance and make:ready staff to ensure timely recondition of apartments after move:out.Provide constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certifications of insurance. Approve and submit all invoices to corporate office for payment.Maintain records of all aspects of management activity on a daily, weekly and monthly basis. Generate various reports as required.Conduct monthly market surveys and provide trend report information.Ensures execution of leases and lease files are properly completed.Miscellaneous duties as required.Financial Management:Operate financially within the approved budgets.Ensures all rents are collected when due and posted in a timely manner.Perform evictions, utility cut:offs and landlord liens as required on delinquent rentals.Approve invoices for payment and review expense reports and handle all funds.Demonstrate the ability to understand and perform to financial goals (i.e., income, expenses, and budgets).Assist in formulation of budgets and income projections on an annual basis, in a timely and accurate manner.Actively maintain and report monthly variances and narratives.Make daily rental rate approvals with direction from Regional Manager and Revenue Manager.Employee/Team Management:Hire, train, motivate and supervise all on:site staff in order to achieve operational goals of assigned community. This includes new employee on:boarding and training, on:going formal and informal performance evaluation, instructing and advising on:site staff of employee procedures and guidelines.Provide comprehensive feedback to non:performing employees. Facilitates disciplinary procedures and documentations up to and including terminations of employment if necessary while partnering with Regional Manager and Human Resources.Conduct on:going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.Ensure that all employees operate within OSHA (Occupational Safety and Health Act) standards and company safety polices at all times.Oversees and monitors all problems that may be handled by or include staff members.Monitor employee timecards and punches on a daily basis to ensure proper payroll practices.Resident Relations:Maintain a positive customer service attitude.Ensure that all resident requests or complaints are resolved in a timely, efficient and courteous manner.Review all notices to vacate to determine the cause of the itiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.Implement, design and maintain a resident retention program (newsletter, resident referral program or social activities).The job description is not an all:inclusive list of functions and tasks.
